March 24, 2011 – The Austin City Council approved to change zoning at 416 Congress Ave for a new, 130-140 room boutique hotel. The downtown building will have a fourth-floor patio looking over the city. There will be a bar, dining rooms, and a cafe with sidewalk dining. As noted by visitors during South by Southwest, hotel rooms can be hard to come by for large events. Austin currently has 29,378 rooms in the city limits.

However, there may be even more hotel construction on the horizon. Mayor Lee Leffingwell has been attempting to lure a second, 800-room convention hotel to help with SXSW. Attendance for that festival has grown dramatically every year, and it’s recommended that people reserve rooms by November to secure a place to stay for the next March.

According to KVUE news, this new boutique hotel is expected to take 18 months to construct and should be open by 2013.
